
We now have a new website
- We now have a new website. https://www.villasatsomerset.com/ will serve as our online newsletter. From now on, we will post our weekly updates in this website as well as in this channel. Thanks to Felipe for putting it together
- We continue to request participation from the community to form our committees. We ask everyone to please get involved, there is too much work to do here! We need people specially in the fining committee as we cannot legally deliver fines without a fining committee. Please contact us if you are interested. We sent a mass email with information about it. I ask those who like to create debates and negative agendas that they show up their interest in the community in a more positive manner and help the community this way.
- We are currently requesting quotes for tree trimming services. We contacted two companies last week and are waiting for their proposals.
- Pool signs were updated to reflect latest rules stablished and hours of operations
- We got a proposal for a keyless system for the pool gate and clubhouse amenities but it is in our opinion too pricey for the community to even afford it. The board members are now collecting other proposals with different systems to see if we can find something we can afford better. If the community has experience with this and some time to put into, we would love to hear options. Marial will create a group for owners to post their ideas or system proposals.
- Bulk items removal is costing us a lot of money. We really need the neighbors help on this. We urgently need to establish surveillance/fining committees to start making this people pay… it is a money sinking situation for the community.
- We placed a lightbulb repair ticket on kua for them to fix street light poles that are not functioning
- On Saturday 29th of July the fire department was called due to fire alarm going off. There was no fire in this event but the fire department took care of the false alarm. On 08/03/23 the fire department showed up because the fire alarms were pass due for their yearly inspection and maintenance. We got them to agree to come back this upcoming Thursday but had to get the maintenance company to come in emergency that same day.
- As part of the fire department visit we were told we needed to replace the signs for fire devices in all building. Some of them are very faded and painted over. We are getting this done this upcoming Wednesday.
- We are looking for a new landscaping company. The issue we are having with the current one is that they do not take care of the irrigation system. Therefore, it has been a blaming match between them and the irrigation system company. One keeps saying that the other is on fault for the failures of it. To avoid this, we are looking for a company that does both and hopefully help us save some money. That way when the irrigation heads get knock off by the lawnmower machines, they will not have an excuse and will have to change them right away as they are responsible for all.
- We cleaned the pool storage unit in the clubhouse. There was a lot of debris, broken chairs, and furniture that got thrown away as it is simply unusable. We need to somehow replace some of those. Maybe would be a good community project.
- Marial have been proposing ideas to make the clubhouse generate some money for the community. Some of this ideas are:
1. Vending machines: we got already a company that does vending machines and will be meeting with them this week.
2. Selling theme park tickets in the clubhouse and getting the commission for the benefit of the community.
3. Renting a space for a property management company. We could even get a percentage of the bookings made.
4. Renting out part of the clubhouse for small events.
- Marial is opening a new group to discuss ideas on how to make the clubhouse make money and every owner will be free to join and participate.
