Updates on the recovery of units affected by the fire

Wednesday, December 6th 2023

  1. The IH will be going out tomorrow, 12/7, between 11-1pm to do the testing in Unit 175. 
  2. We received confirmation from Jason Sewer that the policy pays the code upgrades, so Ernie will proceed appropriately. 
  3. On the repair side, now that we have the permit, our Project Manager is coordinating the scheduling of everything. Again, we will need to wait to begin until the IH comes back clear. Windows and doors have been measured and we are waiting on delivery lead time.
  4. We are still waiting to receive the Notice of Commencement back from Brinda – I have attached it again. We also need contact information for Unit 176 so we can reach out to get one signed by them. Can someone please provide this?

  1. We did not pass the mold clearance and are working on scheduling this again. It was not missed by much, and is just due to the property not being sealed at this time and a weeks’ worth of time in between when we finished the project to when the property was tested. He suggested that we move forward with spray sealing the unit, so that is our plan of action. We are going to get a date from the IH on when they will be out, and then schedule that for two days beforehand to ensure the test passes.
  2. On the repair side, now that we have the permit, our Project Manager is coordinating the scheduling of everything. Again, we will need to wait to begin until the IH comes back clear but at this point it is not delaying us.
  3. Our estimator, Ernie, reached out to the adjuster, Jason Sewer, this morning as it relates to the plumbing within the two units. The current plumbing has been inspected and will need to be replaced in order to comply with current building codes. We are awaiting to hear back from him as it relates to us proceeding with a supplement and/or at least giving us a verbal that the work will be approved.

  1. Remediation was completed 11/17. The IH was out last week, we are awaiting on the results.
  2. The permit, P23-010974, has been approved! We just need to submit the Notice of Commencements (NOC) from Brinda and both Unit 175 and 176. We were previously under the impression that only the HOA needed to sign, but now it sounds like each unit owner needs to sign one as well.
  3. Brinda, please advise the status of receiving the NOC that Natalie had mentioned she was going to have you sign and notarize before she left? It is attached again.
  4. Can you please provide contact information for Unit 176 so we can contact them to get this signed? 
  5. Once we get the all clear from the IH, we will advise next steps for scheduling on the repair side.

  1. Remediation still needs a few more days, target completion is 11/22. Once we are complete, we will schedule the IH to come out and do a clearance test.

Tuesday, November 14th 2023

  1. Remediation should be finished by end of the week. Once we are complete, we will schedule the IH to come out and do a clearance test.
  2. We are still pending our permit; the Building Review has been approved and we are just pending the Zoning Review to be complete.
  3. We will need the attached Notice of Commencement (NOC) signed and returned to us as well. Please fill out #3 along with signing and having it notarized and return back to us. It is not holding anything up right now, but this will be needed to release the permits.

  1. We are planning to start the mold remediation later this week, pending a conversation with Jason Sewer (adjuster). I will give you an update tomorrow afternoon on this. 
  2. Regarding the repair contract, I know Ernie and Brian Febbo were playing phone tag regarding reviewing the scope prior to executing. Once that review is complete, Natalie, I will send over in AdobeSign – didn’t want to send in case there were any changes needed.

  1. We just received the protocol from the IH this afternoon for Unit 176. Our team will be reviewing and be in touch this week with a game plan and scheduling. 
  2. Ernie and Jason Sewer have come to an agreed upon preliminary undisputed estimate for the repairs. Natalie, I will be sending the contract over tomorrow morning for signature.

  1. We received confirmation from Natalie on Friday (10/20) that the termite issue has been treated and completed for the building that sustained the fire and we can now move forward with the project.
  2. Our estimator, Ernie Spicola, is still reviewing the estimate that Jason Sewer (Heritage adjuster) sent over.  As we mentioned previously, we did add framing into our original estimate to allow for the termite damage and it doesn’t appear that was removed from the agreed upon scope.
  3. We have left a message for the IH who handled the mold testing in Unit 176 previously to see when they are available to come do another test. Once we have his timeframe, we will schedule the remediation around that.

Fryday, January 5, 2024

  1. We’ve been having difficulty getting a passing clearance test for Unit 176 that required remediation due to all the sitting water it took on from the upstairs unit. We have completed the remediation and everything seems to be fine but the hygienist continues to find elevated levels.
    After re-cleaning the unit again with no success, the hygienist has now pinpointed the source to the interior of the
    duct work/HVAC system and believes that the duct work is heavily contaminated and not sure if a cleaning is going to be sufficient. We have received a letter from the IH and passed that along to the adjuster, who has approved the removal of the duct work. We will be scheduling the crew to go out and tear that out in order to do a re-clean for a final test.
  2. The IH was out on 12/7 to do the testing, which failed again due to him swabbing the interior of the duct work. The team was onsite this week, and he is going back out today (12/22) to test at 11am. 

  3. On the repair side, our Project Manager is going to look at starting in the upstairs unit. We cannot move forward with this until we get the Notice of Commencements. Ryan will be working to get these signed by the unit owners.

    1. The plumbing was wrapped up this week and the electrician will be on-site on Monday to install temporary power.

    2. Our Project Manager was on site on Monday, and the smoke smell is still very prominent. With that being said, we are going to switch gears on the project and focus on framing. We need to ensure all of the wood that was exposed to the fire is removed and re-installed with new lumber before we move forward with the rest of the trades. We have a crew ready to start next week pending the delivery date of a dumpster.
